I think it is FEAR 2 or Street Fighter 4.

It will definitely be Resident Evil 5 (I had huge Expectations)
I am also disappointed by Bionic Commando (It's actually not that bad but could have been so much more) AND F.E.A.R 2 (A good game but Doesn't holds to the first one)

No, I don't think that RE5 is THE MOST disappointing game of the year. There will be worse

Definitely not RE5. Damnation, Fuel, and Fight Night Round 4 are my top 3. Bionic Commando and F.E.A.R. 2 are up there as well.
